A Note for Potential Buyers...

We require a background check to be done before you purchase a camping unit and plan to lease a spot in our campground.  We are family-friendly and would like to keep it that way.

Ending your contract at In The Pines...

We would be happy to post a picture and your listing for you on our website  free of charge.  Please email In The Pines Campground one picture and your listing information to contactus@inthepinescamp.com We would be happy to add a link to any other location of your choice so that your potential buyer may see more photos you have listed on another site. 

1. Please Note:  We will not show your unit for you.  You are responsible for the sale of your camping unit.  You must check in your potential buyers as day guests at the office.  You must be present when your potential buyer is coming to look at your site. We will not let them in if you are not here. During the off-season please text us at 608-207-2515 their name and vehicle license number before you let them through the gate. 

2. Ending Contract: If you plan to exit the campground in the spring you will need to contact us in writing by March 15th, and if you leave in the fall you will need to contact us in writing by September 15th that you will be ending your contract at In The Pines.  If you do not contact us 30 days prior you will be responsible for either the spring rent or fall deposit.
3. Meter Reading: You need to take a picture of your meter on your last day and text it to 608-207-2515.

All open invoices need to be paid before your exit.
4. Key Cards:  You must return your key cards to In The Pines Seasonal Camp-Resort at departure and we will issue you a  $25 refundable deposit for your key cards. The refund will come after we calculate any fees you may have due to In The Pines Seasonal Camp-Resort. If anything is owed to you, we will issue you a check and mail it as soon as we can do so. 

 
IMPORTANT!!! SELLING ON-SITE: 

If you are selling your unit and it remains on site, please remember that the buyer is required to get a background check before money exchanges hands.  We have the right to refuse anyone that hasn't passed our background check regardless of whether they purchased your camping unit.

2. Site Price: Please remember that your buyer will not have the same site rent price that you do. We do bring your site up to market value when you leave so that people that have been here longer can pay a lower price.  Please have your buyer contact us for their site price, and to make arrangements to get their lease.

3. Refund: If you are leaving after the season has started we will issue you a refund for the rest of the season and charge your buyer a prorated rate at their price. 

4. Final Interview: After your potential buyer passes their background check, we will give them a call to go over some of our policies with them so that they don’t have any surprises when they move in. 

For example… You may want to mention that we only allow 2 dogs on a site and only one aggressive breed per site. If they have more than 2 dogs, they will need to get approval for the additional dog.
